Who we are

This website, stjohnswoodhs.com, is run by Aprirose Limited ("we", "us"), asset manager for the owners of properties on St John's Wood High Street. Aprirose Limited is registered in England and Wales, company number 02135425, and is registered with the Information Commissioner's Office under number ZA129898. Our address is 1st Floor, 88 Baker Street, London W1U 6TQ. For this website, our email list and our advertising, we are the data controller.

Garden State London Limited manages the website, email and social media for us and acts as our data processor.

If you have any questions about this policy or your information, contact our Legal and Transaction Manager at dpo@aprirose.com, or write to us at the address above.

What information we collect

  • When you sign up to our emails: your email address and, if you give it, your first name.
  • When you contact us: your name, email address, phone number and anything you tell us in your message.
  • When you use the website: information about your device and how you use the site, such as pages visited, time on the site, your browser, approximate location (city level) and the website or ad that brought you here. We collect this through cookies and similar technologies, and only with your consent where the law requires it. See our cookie policy.
  • When you open or click our emails: whether you opened an email and which links you clicked.
  • When you sign up or enter a competition through an ad form on Facebook or Instagram: the details you give in the form, usually your name and email address. Meta passes these to us.
  • When you interact with our ads: Google and Meta tell us, in aggregate, how many people saw or clicked an ad and went on to visit the site or sign up.

We do not knowingly collect information from children under 13, and our emails are not aimed at children.

How we use your information

  • To send you the emails you signed up for, about the High Street, its shops and events.
  • To reply to your messages and enquiries, including leasing and press enquiries.
  • To understand how people use the website so we can improve it.
  • To measure how well our advertising works and to show ads about the High Street to people who have visited the site, and to people similar to them, on Google (including Search, YouTube and sites in the Google Display Network) and Meta (Facebook and Instagram). We only use cookies and pixels for this if you accept advertising cookies.
  • To keep the website secure and meet our legal obligations.

Advertising on Google and Meta

We advertise St John's Wood High Street on Google and Meta platforms. If you accept advertising cookies, we use:

  • The Meta Pixel and Meta Conversions API, which send Meta information about the pages you visit and actions you take on our site, such as signing up to our emails, so Meta can measure our ads and show our ads to you and people like you.
  • Google Ads conversion tracking and remarketing tags, which do the same on Google. We use Google Consent Mode, so Google tags respect the choice you make in our cookie banner.

Customer lists: if you have signed up to our emails, we may upload your email address to Google (Customer Match) and Meta (Custom Audiences) so we can show you ads about the High Street, avoid showing you sign-up ads you don't need, and reach people with similar interests. Your email address is hashed (turned into a scrambled code) before it is uploaded, and Google and Meta use it only to match you to an account and then delete it. We only do this where you agreed to it when you signed up. You can stop it at any time by unsubscribing or by emailing dpo@aprirose.com.

To control the ads you see, use the Cookie settings link at the bottom of any page, Google's My Ad Center (myadcenter.google.com) and the Ad preferences section of your Facebook or Instagram account.

Our legal basis

  • Consent: for marketing emails, for analytics and advertising cookies and pixels, and for using your email address in Google Customer Match and Meta Custom Audiences. You can withdraw consent at any time.
  • Legitimate interests: to run and secure the website and to reply to enquiries.
  • Legal obligation: where we must keep or share information by law.

Who we share it with

We share your information only with service providers who help us run the website and our marketing, under contracts that require them to protect it:

  • Garden State London (website, email and social media management)
  • Klaviyo (email sending)
  • Netlify (website hosting)
  • Google (Google Analytics, Google Ads and Customer Match)
  • Meta Platforms (Meta Pixel, Conversions API, Custom Audiences and lead forms on Facebook and Instagram)

When we use Google and Meta advertising tools, Google and Meta also use some of the information for their own purposes, as set out in their own privacy policies. For those purposes they are independent controllers.

We do not sell your information. We do not share your email address with the shops on the High Street.

International transfers

Some of our providers, including Klaviyo, Google and Meta, store or access information in the United States. Where that happens, transfers are covered by UK adequacy regulations, including the UK Extension to the EU-US Data Privacy Framework, or by the International Data Transfer Agreement or Addendum approved by the UK Information Commissioner.

How long we keep it

  • Email sign-ups: until you unsubscribe, or after 24 months without opening an email, when we will remove you.
  • Enquiries: up to 2 years after we last hear from you, unless we need to keep them longer for legal reasons.
  • Analytics data: Google Analytics keeps data for 14 months. Advertising cookies last up to the times shown in our cookie policy.

Your rights

Under UK data protection law you have the right to ask for a copy of your information, to have it corrected or deleted, to restrict or object to how we use it, to move it to another provider and to withdraw consent at any time.

To unsubscribe from emails, click the link at the bottom of any email. For anything else, email dpo@aprirose.com. We will reply within one month.

If you are unhappy with how we have handled your information, please contact dpo@aprirose.com first so we can put things right. You can also complain to the Information Commissioner's Office at ico.org.uk or on 0303 123 1113.

We use providers with recognised security standards, limit who can see your information and use secure connections (HTTPS) across the site.
